What does a buyer's agent do?

Quick answer

A buyer's agent (or buyer's advocate) is a licensed professional who represents the property buyer, not the seller. They research the market, find suitable properties (including off-market), appraise fair value, and negotiate the purchase on your behalf.

In real estate, buyer's agents, also known as buyer's advocates, are licensed and regulated professionals who represent property purchasers. Their job is to conduct extensive research, identify suitable properties, and negotiate the best possible deal for their client.

The selling agent works for the seller

Every other agent at an inspection works for the vendor. Their legal duty is to get the highest price from you. A buyer's agent is the only party in the transaction whose duty is to you, to pay the right price on the right property.

What a buyer's agent actually does

A good buyer's advocate handles the whole journey:

  • Strategy, clarifies your goals, budget and criteria, then builds a plan and shortlist of target areas.
  • Search, taps on-market and off-market listings, saving you weekends of open homes.
  • Appraisal, tells you what a property is genuinely worth, so you don't overpay.
  • Negotiation & auction, negotiates private treaty or bids at auction on your behalf.
  • Settlement, coordinates building & pest, conveyancing and the path to settlement.
