Buyer's agent vs real estate agent

Quick answer

A real estate agent represents the seller and is paid to get the highest price. A buyer's agent represents you, the buyer, and works to secure the right property at the right price. They sit on opposite sides of the deal.

It's the most important distinction in a property transaction, and the one most buyers don't realise until it's cost them.

The selling agent works for the vendor

A real estate or 'selling' agent is engaged and paid by the seller. Their legal and financial duty is to achieve the highest possible price and best terms for the vendor. Friendly as they are, they are not on your side.

The buyer's agent works for you

A buyer's agent (buyer's advocate) is engaged and paid by you, the buyer. Their duty is to represent your interests, finding the right property, appraising its true value, and negotiating the lowest sensible price. They are the only professional in the deal acting for the purchaser.

  • Who they represent, seller vs buyer.
  • Their goal, highest price vs right price.
  • Off-market access, both have networks, but a buyer's agent uses theirs for you.
  • At auction, the selling agent drives the price up; your buyer's agent keeps you disciplined.
