Buyer's agent vs buyer's advocate

They're the same thing. 'Buyer's agent' and 'buyer's advocate' both describe a licensed professional who represents the property buyer, sourcing, appraising and negotiating on your behalf. The term used is largely regional preference.

Short answer: same role, different word.

Why two terms?

'Buyer's advocate' is more common in Victoria, 'buyer's agent' more common in Queensland and NSW, but both describe the same licensed buyer's representative. There's no difference in what they do or the licensing required.

What they both do

Represent you (not the seller), build a strategy, search on- and off-market, appraise value, and negotiate or bid on your behalf, through to settlement.
